First Time Home Buyer

There are some really smart people out there.
Just a quick story about some people who i just met and wanted me to run some numbers for them about purchasing their first home. So I took the application and looked at their credit bureau, told them about all the great rates available today and why they should get pre approved today. Then as I prepared myself for the typical question I hear, “What do we qualify for?”. I was taken aback because they asked a different question. “How much would our mortgage be if we only wanted to pay $1200 a month?”
I smiled.
They wondered why I was smiling.
I told them that I rarely get asked this question.
The responded by saying, “We just want to make sure that we can handle our payments. One day we will get a house with all the things we want. Right now what we are focusing on what we need, and what we need is a $1200 a month payment.”
Just to clarify I can help you with whatever you want but I just thought these people were on the right track.
